Pre-REAC inspections - Preparing for upcoming REAC inspections is stressful. Pre-inspections provide the staff with a prioritized list of deficiencies so that resources are not wasted on items that have no or little impact on the score. Due to NSPIRE's scoring model and lack of unit caps, it is recommended that all the units get inspected. The cost for an inspection is based on numerous factors. Shadowing - Hiring an experienced NSPIRE inspector to assist the REAC inspector is not essential but makes sense for some. The inspection will be seamless, notes and pictures will be prepared for potential appeals and the property score will be provided at the end of the inspection.

Appeals - Improperly cited deficiencies should be appealed to improve a property's score if winning those appeals will bring you to the next threshold. If your score is 91, your appeal would not mean anything, however if your score is a 58, then appeals are important. REAC inspectors evaluate hundreds if not thousands of items on any given property which leaves room to make improperly evaluate some of those. We assist you in preparing the appeals in order to have the best chance to get them overturned.

NSPIRE - We can also perform your annual NSPIRE inspection. Our inspectors will inspect your entire property adhering to the inspection standards. This leaves your staff to do what they do best, taking care of the tenants and property. It also ensures that there will not be an issue with the inspection results should you receive a followup QA inspection.

HQS - Housing Quality Standards (HQS) inspections for the Section 8 voucher program are having some major changes that will affect thousands of units. Soon HQS will be replaced by NSPIRE and many properties will simply fail. The standards are vastly different and properties need to prepare. We are offering pre-HQS inspections to get PHA's and property owners prepared for NSPIRE. There has never been a need for this service, but that has changed.
