National Housing Services conduct property inspections for Federal, State and local government agencies, PHA’s, property management companies and owners of multi-family properties. Our certified inspectors assist properties with pre-inspections and required UPCS unit inspections in addition to conducting federal and state mandated property inspections. Annual UPCSNational Housing Services conduct PHA required 100% UPCS unit inspections which are also an attractive choice for properties wishing to conduct a complete inspection of its property in preparation for a HUD REAC inspection.
Annual UPCS unit inspections include inspections of 100% of a property’s units, all common areas, building exterior, building systems and site. The inspection report is provided in MS Excel format with tabs for each unit so that individual reports can be printed and placed in tenant files. In addition, a prioritized list of repairs tab is provided which is helpful in achieving a favorable REAC score.
The unit inspection costs are as low as $10 per unit.

Pre-REAC Pre-REAC inspections are essential for properties preparing for their REAC inspections. It is a mirror inspection of the ‘real’ REAC in that we inspect a sample of units, common areas, building exterior, building systems and site. The inspection report is provided in MS Excel with tabs for site, each building (includes sample units, common areas and systems) and a prioritized list of repairs. A word file of pictures with all major deficiencies and health and safety issues is also provided.
It is not a matter if you can afford to have a Pre-REAC, you can’t afford not to. The sole focus is to achieve the best REAC score possible and provide guidance to staff as to which deficiencies to allocate resources to first. Often resources are wasted on minor point value deficiencies only to miss the big items that are easy to fix.
The cost for these inspections is generally between $375-675. (Travel related costs are additional)

HUD Servicing Mortgagee and REAC inspections are conducted to evaluate the physical condition of properties owned, subsidized or insured by HUD. These inspections are identical with the exception that REAC inspections are procured directly through HUD’s RAP (Reverse Auction Program) and Servicing Mortgagee inspections are procured directly with the banks or their representatives who services HUD insured mortgages.

NHS has the capability to schedule and inspect banks entire property portfolios. Our services include:

Updating HUD’s Master Scheduler
Conduct the physical inspections
Upload inspections and verify that they are accepted by HUD

This service saves our clients significant time and effort for a reasonable fee. There is no need to stress about when inspections are due, locating available inspectors and negotiating fees.

DCA States offer various incentives and funding to property owners who provide affordable housing. Common programs include Tax-Credit and HOME. The state’s Department of Community Affairs is responsible for conducting physical inspections of the properties as well as tenant file reviews at regular intervals.
Many states have turned to private inspection contractors to perform these inspections as an effective means of saving the ever shrinking budgets. NHS has certified UPCS inspectors nationwide to provide your agency with superior service.
Our inspectors conduct both the physical inspections and file reviews. Inspections and the findings will be submitted in the format requested by the client as this often varies from one state to the next.

HQS Public Housing Authorities provide qualified families with rental assistance in the form of section 8 vouchers. These families can rent homes or apartments subsidizing their rent with the vouchers. The homes occupied by Section 8 residents are required to be inspected prior to move-in and then annually to make sure they meet the Housing Quality Standards. We have certified HQS inspectors available to provide Section 8 inspection services to Public Housing Authorities. We will schedule, inspect and re-inspect when necessary properties as required.

Our inspection fees are competitive and in most cases significantly less than having a full-time inspector on staff.

Institution National Housing Services conducts physical property inspections for lending institutions, insurance companies and other corporations for any properties which they have a financial interest. Our inspections provide a current report of the condition of the property and surrounding areas. This information can be crucial in alerting institutions of assets that may be deteriorating or to access the condition of the property after accidents or natural disasters. Inspections can be performed at intervals requested by our clients or on a case by case scenario.

Our network of qualified inspectors nationally are dispatched as required by our clients. Emergency inspection requests can usually be performed within 24-72 hours for established clients.
